| Founded by Ellen Mayer in 2000, Providence Tango
has become a nationally and internationally known tango destination
through events like the 30-hour New Year’s Milonga, the
Alternative Festival and the monthly All-Night Milonga. These
events regularly draw dancers from throughout the United States,
Canada and even Europe. In addition to offering these popular
events, Providence Tango (PT) has been working steadily over the
past 8 years to build the tango community in Providence, Rhode
Island (which is 1 hour from Boston and 3.5 hours from NYC). PT
offers 6 weekly classes for beginning through advanced students,
as well as a weekly practica and milonga. The PT community (students,
milonga-goers and teachers) are known for being friendly and welcoming,
and PT benefits from a committed pool of enthusiastic volunteers who
assist with the day-to-day running of the studio and events.
In 2003, Ellen Mayer bought a converted factory building and
transformed a 2,800 sq. ft. space on the first floor into one
of the most beautiful places to dance tango in the United States.
Upstairs, she renovated a 2,600 sq. ft. space into an absolutely
exquisite, award-winning (Rhode Island Monthly Annual Design
Awards 2005) loft apartment.
After 8 years of devotion to the studio, Ellen Mayer is ready
to move on to other pursuits and is searching for the right
person or people to take up where she leaves off in growing and maintaining Providence Tango. Details about the building and the business follow.

THE BUILDING
The cost for the building is $595,000. This includes 2 large apartments, two dance/yoga studios, two rental untils currently rented to businesses, a large storage space, and men's and women's bathrooms to service the public spaces. Please read on for details:
The 15,900 sq. ft. converted Mill Building sits on a 24,609
sq. ft. plot. The property includes an 8,709 sq. ft. parking
lot with 31 spaces. The original 2-story Mill Building was built
around 1900. A single story flat-roof addition was built in
the 1940s and a second addition was constructed in the 1960s.
The original 2-story building includes:
• 2,950 sq. ft. on the 1st floor of the building. This
space is currently a beautiful dance studio with a new maple
floor, 2 gas space heaters and two 25,000 BTU AC units. The
dance studio includes an excellent sound system, mirrors and
gorgeous furnishings (many of which are included in the purchase
price).
• On the 2nd floor, an award-winning 2,700 sq. ft. loft
apartment designed by architect and tango dancer, Nick DePace.
Loft features include: 11-14 ft. ceilings; huge, restored, south-facing
windows; a large professional kitchen; 2 bedrooms; a studio;
an open, very spacious living area, and a fabulous glass tile
bathroom with a full tile shower stall and vintage soaking tub.
There is also a separate 1,200 sq. ft. studio loft space with
a full bath and small kitchen.
The addition, a 1-story, flat-roof building includes:
• Yoga/Dance Studio. 1,700 sq. ft. An open space with
wood floors, new lighting, gas heat, a 25,000 BTU AC unit, and
ceiling fans. The studio comes with mirrors and stereo system.
• 1,900 sq. ft. Open space with hardwood floors, 2 enclosed
office rooms, and Handicapped-accessible entrance. Currently
occupied by tenant.
• 1,575 sq. ft. This space has a concrete floor and an
insulated 8 ft. overhead door. Currently occupied by tenant.
• 1,050 sq. ft. This space has a concrete floor and access
to a loading dock through a common area hallway. Currently used
as storage space by Providence Tango.

• All 6 units have their own gas and electric meters.

Current monthly revenue from studio and commercial unit rentals
is at least $5,300. Occasional events such as wedding receptions
in the Dance Studio increase this number. A more zealous studio manager could increase the studio rental income easily.
